Why shouldn't you rely on ads asking prices to estimate your property ?

In the light of the latest figures from the Observatoire de l'Habitat, we are going to show you why you should not rely on advertisements to estimate your property.

The graph below gives the difference, municipality by municipality, between the recorded prices (deed at the notary) and the displayed prices (Immotop) of the apartments between July 1, 2021 and June 30, 2022.


Explanations:

1- A positive percentage indicates a higher displayed price than the price actually recorded.

2- The municipalities that do not appear did not have enough properties sold/advertised to be able to make a comparison.

3- The differences are calculated from the average prices (new + old combined)



Findings

1- In the vast majority of cases, the prices displayed are higher than the prices recorded. Exceptions: Walferdange, Leudelange and Helperknapp.

2- The 3 municipalities with the highest displayed price compared to the reality of the deeds are Mamer (+34%), Kehlen (+33%) and Contern (+29%).

3- If you want to sell a property, always look at the recorded price statistics and not the advertised prices. For apartments it is easy, for houses and land, unfortunately, the data is missing.
