Beware of the vertical land registry

The vertical land register lists all the lots in a condominium. For each lot, you'll find a reference number, its type, its usable area, and its share in the total condominium in thousandths. All information is useful; however, it's important to focus on the type of lot.

A recent concrete example: Mr. and Mrs. X visited a beautiful duplex advertised at 162m² of living space. They loved it and bought it.

A few years later, they wanted to sell it and had it appraised. The agent carried out the usual checks, and surprise! Surprise! The upper floor of the duplex was listed in the land register as an attic.

1- The previous owner had converted the property without requesting permission from the municipality.

2- The condominium is also unaware. 

3- The beautiful 162m² duplex is actually an 88m² apartment with an attic.

The financial impact is enormous.

Morality: always check the vertical land registry before buying!
