How to choose the right agent avoiding the pitfalls

Your property is often your most valuable asset, choosing an agent is not trivial, the stakes are high.  This article gives you some tips to consider for choosing wisely.

  1. The number of items for sale: a single agent can properly manage 5 to 10 properties. Below that, question the sufficiency of its volume of business. On the other hand, it is not necessarily a good sign to see 50 objects on his website. Does this mean that the agent has difficulty selling the properties ? If so, why? Is the price positioned appropriately? Are the marketing efforts enough? Is the quality of the work good? Can the agent really know so many properties? If you work with an agency using several agents, you just have to do the multiplication to get an idea.

  2. Commission: no one likes to pay too much and that's normal. On the other hand, making sure that the person you choose will not let you down during the sales process is essential. Below 2%, run away, you will have to deal with either poor quality work, or people who will not be able to afford the operating costs of their business. From the outside, one might think that the operating costs of an agency are low, but the reality is quite different. In Luxembourg, the standard is 3%, this number allows for quality work and fair remuneration for the agent. No one works for free.

  3. Compliance with legislation: here too, the number of properties displayed can give you an indication. Indeed, the many regulatory obligations take time. Too many items displayed is not a good sign. The agent works without a contract, run away, it's illegal! The agent didn't ask you for identity documents or other information regarding the source of funds BEFORE starting working with you? Move on. The fines are heavy for the agencies to bear.

  4. Find out more on who you are going to entrust to what you hold most dear. The job of a real estate agent may seem simple at first glance, but it is not.  In three months, in Luxembourg it is possible to become an agent (compared to three years in Belgium for example). It's rather easy and let's be honest, it doesn't guarantee anything! In this context, it is important to understand what your agent has done in the past. Does he have experience in real estate? Did he hold "important" positions in other sectors? What were his achievements? Has he passed other studies?
